§1 Definitions
- odNova Property – a property consisting of a complex of three buildings, located in the town of Bobolin 76-156, Dąbki post office, Nowa 18 Street, owned by Katarzyna Pelczarska conducting business activity with headquarters in Milanówek 05-822, Grudowska 66 Street, registered in the Central Register and Information on Economic Activity (CEIDG), TAX ID 529 170 95 49, REGON 385437247.
- Owner – a person who has the ownership right to the property subject to Lease. For the purposes of these Regulations, it is assumed that the rights and obligations of the Owner may also be possessed by other persons authorized by him to represent him in matters specified in these Regulations, e.g., during his absence.
- Reserving Party – a person interested in the offer of short-term rental, making a reservation on the website www.odNova.eu or through other online portals.
- Tenant – any person who has paid for the stay in the odNova Property for themselves and accompanying persons.
- Registration Form – a document completed by the Tenant during check-in (containing personal data of the Tenant and all accompanying persons during the stay).
- Security Deposit – the specified amount of money in the Regulations, securing the Owner’s claims in the event of damages in the rented House and throughout the Property, for which the Tenant or accompanying persons are responsible, as well as claims for the settlement of additional costs of the Tenant’s stay.
- House – each of the three buildings comprising the odNova Property, located at Nowa 18 Street, 76-156 Bobolin (Dąbki post office), where a maximum of 8 people can be accommodated (excluding children under 3 years old).
- Preliminary Reservation – an inquiry sent by the Reserving Party regarding the stay in the specified period by filling out the reservation form and the associated obligation to pay by the Reserving Party after confirmation by the Owner of the possibility of arrival in the chosen period.
- Confirmed Reservation – a reservation paid with a deposit or the full amount for the stay in the chosen period.
- Check-in – the Owner or a person authorized by them registering the Tenant and accompanying persons on the day of their arrival, consisting in particular of verifying the Tenant’s identity, completing the Registration Form by the Tenant, and handing over the keys to the rented House.
- Check-out – a process that includes, among others, the Tenant and accompanying persons vacating the rented property, emptying it of personal belongings, returning the keys, and settling the security deposit after the Owner or authorized persons have checked whether the House and the devices in the Property remained in an undamaged condition, and the equipment is in accordance with the condition at the time of check-in.
§ 2 General Provisions
1. The Regulations define the rules for providing services, staying on the premises of the odNova Property, and the responsibilities of each party in relation to the short-term lease agreement. It is an integral part of the agreement, which is concluded by making a reservation. By performing the aforementioned actions, the Tenant confirms that they have read the content of the Regulations, accept its conditions, and undertake to comply with them.
2. The Regulations, along with the Privacy Policy, are available on the website www.odnova.eu. An excerpt from the Regulations, along with the Information Obligation, is located in each House. These regulations apply to all persons staying on the premises of the odNova Property.
3. During the reservation process, the Reserving Party agrees to have their personal data stored in the odNova database. This data will be used solely for the purpose of facilitating the complete reservation process and for purposes related to the concluded agreement.
4. The Lessor and all persons using the property are aware of and consent to the use of video surveillance in external areas of the property, such as the parking lot and garden, aimed at enhancing the security of the property and protection against burglary, theft, or acts of vandalism.

5. In accordance with the information obligation under Article 13 of the GDPR, the Owner has included information clauses in the Privacy Policy posted on the website www.odnova.eu and also provides its content in paper form in each House along with the Regulations.
6. The odNova Property, as well as associated rights such as the logo, name, and image, may not be used for commercial and advertising purposes without the consent of the Owner.
§ 3 Reservation Conditions
1. The reservation of the chosen period will be confirmed upon receipt of a prepayment in the form of a deposit amounting to 40% of the stay’s total cost. The confirmation of the reserved booking will be sent via email by the Owner to the address provided by the Tenant.
2. The remaining 60% of the stay’s total cost must be paid by bank transfer at least 7 days before the planned arrival or settled in cash or by card on-site during check-in.
3. In case of non-payment of the remaining amount, the Owner has the right to cancel the reservation, and the paid deposit will not be refunded.
4. Bank transfers should be made to the bank account of ING Bank Śląski S.A. with the account number 74 1050 1038 1000 0097 2559 0625 held by Katarzyna Pelczarska. Please include the following transfer title: “name and surname, along with the chosen stay period”.
5. If there is a desire to cancel the stay at least 7 days before the planned arrival, the Tenant should contact the Owner to reschedule the stay for another available date. If another date is not mutually agreed upon, the reservation is canceled, and the paid deposit is forfeited.
Cancellation within less than 7 days before the arrival date is not possible.
6. In case of failure to appear at the Property on the scheduled arrival day, the Owner has the right to cancel the reservation, and the paid amount will not be refunded.
7. The above provisions do not apply to groups for which reservation conditions are individually established, as well as reservations made less than 7 days before the start of the stay. In such cases, the entire stay must be paid in advance when making the reservation or agree with the Owner on the conditions of payment during check-in.
§ 4 Check-in and Stay
1. During check-in, the Lessor is obliged to fill out the registration form, indicating their own data and the data of all persons staying in the property during the booked stay, as specified during the reservation. By doing so, the Lessor confirms that they have read the content of the Regulations and the Privacy Policy and accept the provisions contained therein.
2. The basis for check-in is the presentation of a photo ID by the Lessor. In case of refusal to present an ID in a manner that enables check-in, the Owner may refuse to hand over the keys to the Property.
3. At the time of check-in, an additional resort fee must be paid in cash, amounting to 3.50 PLN per person for each day of the stay (including children).
4. A refundable security deposit of 2,000 PLN is collected in cash at the time of check-in as a security against any damages caused during the stay. The deposit is returned after the keys are returned, and the Owner determines that the condition of the House and its equipment has not worsened.
5. Any defects in the House must be reported immediately upon receiving the keys on the day of arrival. Failure to report implies the absence of pre-existing defects and damages.
6. In case of any damages or malfunctions, the Tenant is obligated to immediately notify the Owner.
7. In case of any damages or deficiencies in the equipment, a protocol will be prepared, and the deposit will be settled within 7 days from the check-out date (any remaining amount will be deducted, and if applicable, the remaining balance will be refunded to the Lessor’s designated bank account in writing).
8. The Tenant and accompanying persons are fully financially liable for any damages or destruction of the equipment or technical devices resulting from their fault or the fault of their visitors.
9. The Owner reserves the right to hold the Tenant liable in civil court if the damages exceed the value of the deposited security deposit. The Tenant will be notified by email and/or in writing as soon as possible of the assessed damages and will be requested to settle the specified amount.
11. The Houses are rented for a minimum of three days or other minimum stay periods specified in the price list.
12. The day begins at 16:00 and ends at 10:00.
13. Requests for extending the stay or later check-out should be made by phone or in person with at least one day’s notice. This request will be accommodated if possible, provided that no other guests are scheduled for that day.
14. The Tenant is obliged to vacate the House by 10:00 on the day of departure, leaving it in an undamaged and clean condition, and return all keys to the Owner or authorized person.
15. The cleaning responsibility of the Tenant includes emptying the refrigerator/freezer, placing dirty dishes in the dishwasher, disposing of waste in designated containers according to waste segregation rules, and cleaning up after pets. Failure to comply with these obligations may result in the Owner charging a cleaning fee of 500 PLN, which will be deducted from the security deposit.
16. In the event of failure to vacate the Property at the specified time on the check-out day or leaving belongings in the Property, the Owner reserves the right to charge the Tenant 500 PLN for each commenced hour.
17. The Owner reserves the right to cancel a reservation due to unforeseen circumstances beyond their control. In such cases, any payments made towards the reservation will be refunded.
18. The Owner reserves the right to inspect the condition of the property during the Tenant’s stay if there is suspicion of non-compliance with the regulations by the Tenant or persons staying in the property.
19. The Owner reserves the right to enter the property during the Tenant’s stay (after prior notice) to ensure the proper functioning of systems and equipment, as well as to perform maintenance tasks.
20. The Owner informs that due to the need for water replacement after previous guests, the jacuzzi may not reach the expected temperature on the day of check-in.
21. The Owner is not responsible for items brought by the Tenant and left on the premises of the Property.
22. The Owner is not responsible for any damage or loss of the Tenant’s car or other vehicles and items left in them. The parking on the premises of Obiekt odNova is free of charge and unguarded.
23. The Owner is not responsible for any interruptions in water or power supply.
§ 5 Rules of Facility Use
1. The maximum occupancy of the facility is 8 people (excluding children under 3 years old). With prior agreement with the Owner, a larger number of people may be accommodated if the accommodation conditions allow.
2. If a greater number of people are found to be staying in the property who were not reported during the reservation and check-in, the Owner may terminate the agreement immediately without refunding any payments made. The Tenant and accompanying persons are required to vacate the Property immediately.
3. Children and adolescents under 18 years of age should be under the constant supervision of their legal guardians while on the premises of the Property. Legal guardians are financially responsible for any damages caused by children.
4. For safety reasons, it is necessary to turn off the lights, close the taps, windows, doors, and gate when leaving the cottage.
5. The Owner provides two sets of keys to the cottage. In case of key loss, a fee of 500 PLN will be charged.
6. The Tenant is not allowed to make any changes to the cottages and their equipment.
7. Waste and other refuse must be sorted and stored in appropriate containers located outside the cottage.
8. The Tenant and persons staying on the premises of the Property are obliged to observe the rules of safe and respectful leisure. Throughout the stay, it is necessary to respect good neighborly relations.
9. Quiet hours are in effect from 22:00 to 6:00.
10. During the Tenant’s stay, the water in the jacuzzi is not replaced. The filtration system ensures the proper cleanliness of the water under the condition of correct use of the equipment. It is the responsibility of each user to rinse their entire body under the shower before each entry into the jacuzzi.
11. The Tenant and accompanying persons are obliged to familiarize themselves with the instructions and guidelines for using the jacuzzi and sauna, which are located in each cottage.
12. Glassware is not allowed to be used in the jacuzzi (plastic cups are permitted). The Tenant may be charged a penalty of 1,000 PLN for broken glass and jacuzzi cleaning. In case of contamination of the tank during the stay, the Tenant is not entitled to water replacement.
13. The facility does not provide meals during the stay.
14. The use of a grill and frying fish inside the premises is prohibited (penalty of 500 PLN).
15. There is an absolute ban on making bonfires and using open fire on the premises.
16. The use of gas-powered devices, electric heaters, and other electrical devices not provided in the cottage’s equipment is prohibited (excluding chargers and power supplies for computer devices).
17. Smoking cigarettes and tobacco products is prohibited in all premises. Violation of this prohibition is equivalent to the Tenant’s consent to be charged a penalty of 500 PLN.
18. The Tenant may not transfer or provide the property to third parties.
19. The stay with pets must be agreed with the Owner at the time of booking. The owner is responsible for the pet. They are required to maintain cleanliness and tranquility on the premises. Pets cannot be left unattended on the premises in the Tenant’s absence.
20. The owner of the pets is responsible for any pollution of the area and material damages caused by their pets. Dog owners are required to take their dogs outside the premises to meet their physiological needs.
21. Access to the technical room in the attic is prohibited.
22. In case of violation of any conditions of the regulations, the Owner has the right to shorten the stay and demand immediate departure from the property by the Tenant and accompanying persons, without refunding any payments made.
§ 6 Final provisions
1. Remarks and complaints related to accommodation and other services provided by Obiekt odNova should be reported as soon as possible after discovering the grounds for their submission.
2. Any complaints should not affect the duration of the stay and the amount of payment.
3. Complaints will be considered individually, and the party submitting the complaint will be informed in writing or by email about the method of resolving the matter.
4. Individuals who do not comply with fire safety regulations are subject to sanctions under the Criminal Code and the Petty Offenses Code.
5. Matters not regulated in this Regulation shall be decided by the owner or the provisions of the Civil Code and the Act on Tourism Services shall apply accordingly. Any disputes arising from the implementation of the agreement shall be resolved by the court competent for the owner’s registered office.
